Our client, has a portfolio of hotels in Amsterdam. The group acquires, renovates and operates hotels providing quality guest experiences while ensuring disciplined cost control and profitability.

Role Overview

The Director of Finance will lead all financial activities of the group and act as a strategic partner to the CEO. This is a hands-on role suited to a commercially minded finance leader with experience of working in real estate related environment.

The Director of Finance will oversee financial reporting, budgeting, cash flow, banking relationships, property performance monitoring, and compliance, while supporting operational managers in driving profitability.

Key Responsibilities

1. Financial Management & Reporting
• Produce accurate monthly management accounts for each property and the group
• Deliver clear variance analysis against budget and prior year
• Prepare board/owner reporting packs with KPI analysis
• Oversee statutory accounts, audits, and tax compliance

2. Budgeting & Forecasting
• Lead annual budget process across all properties
• Prepare rolling forecasts and cash flow projections
• Support General Managers in managing departmental budgets

3. Cash Flow & Banking
• Manage group cash flow and working capital
• Oversee debt facilities and maintain lender relationships
• Ensure covenant compliance and timely reporting to banks
• Monitor capital expenditure and return on investment

4. Property Performance Oversight
• Monitor key hotel metrics (RevPAR, ADR, occupancy, GOP, EBITDA)
• Review labour costs and departmental margins
• Support General Managers in improving cost control and profitability
• Benchmark performance across properties

5. Controls & Process Improvement
• Maintain strong financial controls across all properties
• Improve financial processes and reporting efficiency
• Oversee accounting systems
• Ensure purchasing and approval controls are followed

6. Team Leadership
• Manage and support small finance team
• Provide guidance to property-level finance/admin staff
• Foster accountability and financial awareness across the business

Candidate Requirements

Experience & Qualifications:

• Qualified Accountant (ACA, ACCA, CIMA or equivalent)
• 7–12+ years finance experience
• Strong management accounting, budgeting, forecasting, and reporting skills
• Experience with refinancing deals
• Experience in the real estate business strongly preferred
